Web Design
& Build

Hand-coded on Maui.
No templates, no builders.

I'm Tanner Mosher, a working Maui firefighter, seven years on the job. Between shifts I hand-code websites for small businesses. You talk to the person who builds it, and the price you're quoted is the price.

Section A The work

01 / Run sheet

What a rebuild actually looks like

Two real clients. The site they had, what was wrong with it, and what shipped instead. Switch between on arrival and after on each one.

Run 01 Molokaʻi, Hawaiʻi · Real estate Live

Molokai Vacation Properties

Came to me with a site their customers gave up on. Live today at realestateonmolokai.com

The old Molokai Vacation Properties website: an off-the-shelf real-estate listings template with broken gradient framing around every listing photo The rebuilt Molokai Vacation Properties website, listings page with MLS search

Their actual old home page, an off-the-shelf real-estate template.

The rebuild: listings and MLS search, front and center.

Findings on arrival

  1. 01Off-the-shelf IDX template. Indistinguishable from a thousand mainland agent sites.
  2. 02Broken image framing, with dead gradient blocks bleeding around every listing photo.
  3. 03Cramped cards and tiny text. A dated look, years behind the island it sells.
  4. 04A bare MLS grid. No island story, no reason to call instead of clicking Zillow.

I don't patch templates. I tear down what's broken and rebuild it by hand.

Run 02 Littleton, Colorado · Remodeling showroom Launching

Foothills Kitchen & Bath

A family owned remodeling showroom whose site was still selling a product line they had dropped. Launching soon at foothillskitchenandbath.com

The old Foothills Kitchen and Bath home page, whose opening headline apologizes for the site not being finished The rebuilt Foothills site showing real customer kitchen remodels photographed before and after

Their actual old home page. That headline is the real one.

The rebuild: their own customers' kitchens, before and after.

Findings on arrival

  1. 01The home page opened by apologizing for itself: “We apologize....our site is not fully built out yet.”
  2. 02A 13-page product section for a brand they had stopped carrying, with explainer copy still citing 2021.
  3. 03The same three paragraphs ran twice, once under “Our vision” and again under “Why choose us?”
  4. 04The footer email link was empty. Nothing to click, no address behind it.

Their old site apologized for itself. The new one sells what they actually carry.

02 / Rate schedule

Straight work, straight prices

Every price below is real and on the pricing page. You'll never hear "it depends" twice in one call.

03 / Client statement

The one that isn't a concept

“Fantastic job recreating our website and bringing us into the modern online world! Highly recommend!”

04 / Sample designs

Three industries, three different sites

Concept builds, each designed from scratch. If two of my sites ever look like siblings, I rebuild one.

These three are fictional concept businesses, shown as design work, not client claims. Real client sites live on the Real Clients page. Each opens in a new tab.

05 / Station

Firehouse values, applied to the web

Fires, floods, ocean rescues. That's the day job. The instinct is the same in both: see the problem, show up, fix it, don't leave until it works.

Off shift. Home is Maui, and the clients are neighbors.
  • 01Show up. You get my cell, not a ticket queue.
  • 02No surprises. Flat quotes before work starts. The price on the site is the price.
  • 03Built right. Accessible to WCAG AA, fast on island connections, tested on real phones.
Section C How it's built

06 / Standards

What you're actually paying for

01 / Speed

Speed you can feel

No bloated builders. A hand-coded page loads in under a second, and Google notices too.

02 / Access

Accessibility, always

WCAG AA contrast, keyboard navigation, screen-reader structure. Every visitor can use your site. It's the law in more places every year, and it's the right way to build.

03 / Search

Found on Google

Real on-page SEO in every build: proper structure, meta tags, and fast load times from day one.

07 / Contact

08 / Common questions

The things people ask before they call

How much does a website cost?

Quoted up front, no hidden fees. $300 for a Starter site of one to three pages, $800 for a Business site up to five pages, $2,000+ for a Premium build with e-commerce. Most local businesses land in the Starter or Business range.

How long does it take?

Most sites are designed and launched in three to five business days once you've shared your content and photos. Larger Premium builds take longer, and you get a clear timeline before I start.

Do you work with businesses outside Hawaii?

Yes. I'm based on Maui and build for small businesses across the United States. Discovery, design, revisions and launch all happen remotely by phone, email and screen share.

What's actually included?

A custom mobile-responsive design with no templates, contact and lead-capture forms, on-page SEO, fast loading, and secure hosting with an SSL certificate. You own the finished site outright.

Do you handle hosting and upkeep after launch?

Yes. The Care Plan is $75/month for managed hosting, domain and SSL renewal, monthly content edits and a monthly safety check. Grow adds analytics, a monthly report and ongoing SEO upkeep at $150/month. If you don't have a site yet, the LIVE plan is $49/month and I build, host and run it with nothing upfront.

What do you need from me to start?

Your business goals, any content and photos you want featured, and a deposit to hold your spot on the schedule. I handle the rest and keep you posted at every step.
